IRVINGTON—A public hearing and discussion regarding a new proposed Irvington comprehensive plan attracted a mix of town officials and residents on Tuesday, February 13.
Alan Simpson of the consulting firm EPR-PC opened the talks with an overview of existing characteristics. Irvington has seen a population increase of 9.26% from 2010 to 2020, which defied Lancaster County’s overall population decline, he said. However, the growth is marked by a transition to more part-time and seasonal residents.
The town’s predominant land use is single-family detached residential which accounts for 45.34% of the land, continued Simpson. Some 54.35 acres are deemed agricultural, including 19.92 acres in a land conservation easement. Vacant or undeveloped land makes up for 35.84% of the town, which is considered to be developable unless impeded by environmental factors.
Simpson added there are several landowners and developers who have expressed interest in developing homes on existing land, including 35 lots in Vineyard Meadow along White Fences Road, 17 lots in Irvington Farms along Irvington Farm Road and 10 lots in an unnamed subdivision off Irvington Road near The Pony Pasture.

Simpson also highlighted the firm’s findings from a survey conducted in the summer of 2022 in conjunction with….
