Lancaster planners recommend rezoning for marina expansion; and revisions to the waterfront overlay district countywide

LANCASTER—The Lancaster planning commission on Thursday, March 20, narrowly recommended a rezoning application submitted by Kara and Christopher Patterson for two .532-acre parcels near Yankee Point Marina, 3-2. If approved by supervisors, the zoning would change from general residential (R1), to limited industrial (M1).

Marina owner C. Patterson said with an expected final approval of a new boat ramp from Virginia Marine Resources Commission, “we’re going to need more trailer storage. We’ve got to have more places for people to access the waterways and that field is the perfect place to do that.”

Neighbor Ken Knoll, who said he was speaking on behalf of 10 others who lived in the area, was concerned the rezoning could lead to further expansion. “There is nothing preventing the marina from using the new area for more industrial uses like sandblasting. Once he gets M1, he can do anything,” said Knoll.

He also expressed concerns about the increases in noise and traffic that would go along with the expansion as well as pointing out previous violations by the marina of storing boats on the residentia…..
